Leases are typically for three years.
However, under Austrian law which is strongly supportive of tenants you
may give notice after only one year, but that notice must be three
months notice. Therefore you are effectively bound for 15 months.
If you wish to remain in the property you will normally be offered a
follow-on lease and so you can regard your property as permanent.
Rents are indexed linked to the Austrian property price index and can
actually fall if the overall index falls. Running costs such as heating,
electricity, water and drainage charges, snow clearance, cleaning
corridors and refuse collection are extra.
You normally take over an apartment in good condition and hand it back
in good order - as you found it. A security deposit has to be paid
which is held by the landlord usually three months rent + three months
running costs. This is returned at the end of the lease. You can expect
to pay the agent 2-3 months rent for arranging the lease for you and for
finding the property.
The government charges a small tax on a lease - just like paying a
property transfer tax when you buy a house but it is a very modest
amount.
